• Grade 2 Listed Cottage – Change of use and Refurbishment

    Project managers from inception to completion renovating and refurbishing the Grade 2 listed cottage as a Holiday Let.

    Services provided

    • Feasibility study for the change of use from residential to commercial,
    • Preparation and submission of the statutory consents including full Planning Permission and Listed Building Consent for the change of use, Building Regulation approval,
    • Full CAD drawings and detailed specification of works,
    • Tender process to obtain a competitive priced tender,
    • Tender analysis and recommendation for the award of contract,
    • Contract Administration including contract instructions, valuations and certificate for payments, cost reports and final account production under the Minor Works Contract with contractor’s design (MWCD) from the industry standard JCT suite of contracts,
    • Weekly site inspections and progress reports,
    • Principal Designer role under the CDM Regulations 2015 including assisting the client in obtaining and distributing Pre Construction Information and compiling and passing to the client the Health and Safety File,
    • Agreement of the final account and final inspection at the end of the rectification period.

    Project Description

    A sensitive grade 2 Listed property that required traditional and sympathetic repairs, de-conversion and part reconstruction providing an outstanding cottage as part of the let estate.  Natural and traditional products were used for example the lime wash external decoration and lambs’ wool loft insulation.

    A complete new oil fired energy efficient boiler and efficient wood burning stove were installed along with secondary double glazing leaving the historic windows untouched.  The energy efficiency of the cottage has increased to an E grade EPC.

    The change of use permission has allowed the client the ability to market the cottage as a holiday let as part of their commercial operations.  The cottage may be booked and can be found on the following link by copying and pasting into your browser:
