    General scope of the Act

    The Party Wall etc. Act 1996 influences works to a Party Wall e.g. chimney breast removal, Party Fence Wall (Typically a brick garden wall astride the boundary) or Party structure (typically a floor that separates flats).

    Perhaps less obvious is that The Party Wall Act also deals with new construction works up to the boundary, across the boundary (as a new Party Wall) and for adjacent excavation within 3m and 6m of an adjoining owner’s foundations.
